A large housing association issued housing officers and repairs operatives safety tags with a located duress alert, and controlled repairs contractors on site. Lone staff now have cover in properties and communal blocks, only inducted contractors gain access, and a timestamped record shows who attended which property and when, evidence that matters under Awaab's Law and Building Safety Act duties.

The association manages thousands of homes including higher-risk residential blocks. Two pressures converged: front-line housing officers and repairs operatives working alone in properties and communal areas where they can face aggression, and a sharper evidential burden. Awaab's Law, under the Social Housing (Regulation) Act 2023, sets strict timescales for investigating and fixing hazards such as damp and mould, and the Building Safety Act 2022 expects a defensible record of who did what in higher-risk buildings. Self-reported timesheets and diary notes are weak proof of either.

The rollout covered depots, communal blocks and the wider stock. Housing officers and repairs operatives were issued safety tags that double as a located duress alert; Safety Detection Points were placed at communal blocks and key access points; depot assets and plant were tagged; and repairs contractors were brought under induction and access control so only cleared, inducted people gain entry.

Now lone staff have located cover in properties and communal areas, only inducted contractors reach the work, and depot assets are tracked live. Critically, each attendance leaves a timestamped record of who attended which property or block, and for how long.

That record is exactly the evidence the association needs to show a hazard was investigated and repaired within Awaab's Law timescales and to support its Building Safety Act duties, while the duress cover protects the people delivering safe homes. Safer lone workers and a defensible attendance trail come from the same system.
